The kind of work where the substrate matters as much as the surface. We coordinate cabinetry, tile, countertops, plumbing, and electrical — on a single timeline, under a single point of accountability.
Most of our interior renovation projects fall between $25,000 and $180,000. Smaller scopes are welcome; we'll either fit them in or recommend a trusted specialist.
The reason most paint jobs fail isn't the paint — it's the prep. We invest a disproportionate amount of time in surface preparation, primer selection, and environmental control. The result lasts roughly twice as long as the average contractor finish.
Standard projects: 1-day single-room repaints up to multi-week whole-home interiors and full exteriors. Color consultation included on every project.
Stucco repairs, trim and fascia replacement, deck refinishing, and exterior renovations. Every assembly is specified for our specific climate — UV exposure, moisture cycles, and (increasingly) ember-resistant detailing near WUI zones.
We coordinate with your hardscape, landscape, and roofing teams when needed — or recommend ones we trust.
Multi-phase renovations — typically $250K and up — require a different kind of contract. We provide consolidated coordination across all trades, weekly progress reviews, and a fixed project lead from kickoff through final walkthrough.
For these projects, we work alongside your designer or architect (or recommend ones we've collaborated with). The goal is no information loss between drawings and built result.

We discuss what you're trying to accomplish, the rough budget range, and timeline. We'll be honest about whether we're the right fit — and if we're not, we'll point you elsewhere.
We come to your home, document the existing conditions, and prepare a written estimate within 5 business days. Detailed enough that you can compare line-by-line with other contractors.
Once approved, we sign a California-compliant Home Improvement Contract (B&P §7159), provide all required notices, and book your project on the schedule. Down payment is capped at the legal limit ($1,000 or 10%, whichever is less).
One to two weeks before mobilization: final material selections, permit pulls, jobsite preparation plan. You receive a calendar with every phase mapped.
Daily progress photos, weekly written updates, scheduled walkthroughs at every milestone. Any change becomes a written change order before the work happens — no surprises on the final invoice.
Joint final walkthrough with you on-site. Punch list documented and resolved. Final lien waivers provided. Your one-year workmanship warranty begins.
